The homeowner noticed a musty smell that came and went for months. Three other companies quoted “mold treatment” without opening the wall. We cut a 12-inch inspection port, found the colonization, and wrote a scope that named the square footage, the material classification, and the remediation protocol. The cause was a slow grout failure in the original tile allowing shower water to wick into the green board over fifteen years. We removed the vanity, established a contained work zone with HEPA-negative air, and ran air scrubbers for 48 hours post-remediation before the third-party inspector collected clearance samples. This is the job that separates mitigation companies from restoration companies. The drying was straightforward: two-story house, supply line under the master bathroom sink, water followed gravity through the floor system and into the living room ceiling below. We dried it in five days with LGR dehumidifiers and air movers. Then the real work started. The homeowner had a skip-trowel texture from the 1994 remodel that no one could match from memory. We took a sample, sent it to our texture supplier, and had a custom blend mixed to the original spec. The electrical was upgraded to current code while the ceiling was open, which we scoped separately with a written price before the electrician started. Reconstruction is scheduled work, not emergency dispatch. We scoped it in writing, ordered materials, and completed the job in twelve working days. Written price for reconstruction: $14,200-$16,800.
